At this point, I do not have enough time to be a Listing Agent. I am extremely busy helping Buyers and my Rental Portfolio.  BUT I can help you get exposure in the MLS.

I can get your property entered in the Charlotte Mecklenburg MLS with exposure to many more targeted buyers at a much lower price point than advertising in the local newspaper. By advertising in the MLS, my advertising plan will enable you to get exposure to all Real Estate Professionals in Mecklenburg County as well astute buyers who use the internet to search properties.

The Charlotte Mecklenburg Multiple Listing Service (MLS) is the real estate database of property listed for sale in Mecklenburg County. For a $400 one-time fee I will:

• Take up to 16 pictures of your property and advertise the Sale of it for up to 9 months in the MLS.
• Sign you up with Charlotte’s Centralized Showing Service (CSS), who will assist you in scheduling showings with you and your potential buyers.
• Provide you a lockbox. (Agents, with lockbox keys, will call CSS who will coordinate with you to schedule showings).
• Provide a Real Estate For Sale Sign. This will inform people driving by, the property is in the MLS. All Buyer Agents and astute buyers will know to look on the internet for your property details.
• Provide you a NC ‘Seller Disclosure Form’. NC law requires all Seller’s to present this to the buyer.
• Provide you with a blank NC ‘Offer to Purchase Form’ with Instructions.
• 1 hour consulting over the phone. Call me with questions about negotiating, replying to offers, the Closing Process.

Advertising in the local newspaper can run $150 per week for a small 3 line ad. If you list with an agent, you could pay that agent 3% of your purchase price. My advertising plan eliminates this 3% listing agent fee and replaces costly newspaper advertising with much broader exposure, showing potential buyers 8 color pictures and details of your property.
